Project Location:
The project is situated in Tıfıllar village, Ayvalık district, within the Balıkesir Province. The site spans a total area of 63,580 m² and is blessed with the remarkable natural beauty characteristic of Ayvalık. The landscape is rich with various tree species, and the sloping terrain offers stunning forest and uninterrupted sea views. The location is a natural marvel, making it an ideal setting for a development that harmonizes with its surroundings.

Project Concept:
This project proposes a residential and hospitality complex designed to enhance the quality of life in one of the regions with the highest oxygen levels in the world. The development will feature amenities such as thermal water facilities, a helipad, 24-hour medical services, a hotel, and serviced residences, all designed to blend seamlessly with the natural environment.

Design Approach:
The design was informed by a low-density development strategy, supported by a floor area ratio (FAR) that allows for spacious distribution across the site. The project includes a 38-room hotel, 20 detached villas, and 48 townhouses, all spread across the 63.5-decare area.

Key Design Feature:
The central design element is the “ecophilic spine,” which runs along the east-west axis of the site. This spine, which connects different elevation points across a 115-meter difference, serves as the backbone of the master plan and is crucial in defining the project’s layout.

The design emphasizes sustainability and a deep connection with nature, offering residents and visitors a tranquil, high-quality living environment that leverages the unique natural assets of the region.
